Tile Instruction Manual
Kevin sent plan markups to serve as a tile instruction manual for the tile setters. Elizabeth missed the attachment and will review immediately after the meeting.

Steam Shower – Bath Five Ceiling And Pony Wall Detail
There is a six-inch flat face drop ceiling plane that needs to be addressed where it meets the pony wall in the steam shower bathroom.
Direction: run Schluter across the top of the shower opening to fully enclose it, then sheetrock above
Back side of pony wall (bathroom side, not shower side) to be finished the same way — Schluter termination, then sheetrock
Kevin to send better photos of the drop ceiling condition for confirmation
Decision is directional — to be confirmed once photos are reviewed
Shower Drains
The six-inch drain specified through Ferguson is a specialty item and is backordered approximately three weeks.
Six-inch drain is preferred for aesthetic alignment with the tile layout
Open to sourcing from a different vendor — California Faucets identified as a potential alternative with a standard six-inch drain
Preferred finish: gunmetal to match fixtures; stainless acceptable as a fallback given tile-in application and hard water concerns
Matte black not preferred due to hard water maintenance issues
Kevin and Amy to continue sourcing; Nellie to be looped in as well
Niche Slab Sill Reveal
Niche depth from back-of-tile to face-of-wall-tile is approximately three inches
Half-inch cantilever reveal approved for niche slab sill in baths one and two
Fireplace Mantle
Elizabeth sent Jeff both renderings — original and thick mantle versions. Jeff confirmed preference for the thick mantle. Elizabeth is proceeding in that direction pending Jeff's final written confirmation.

Hearth – Skip Merrick
Skip Merrick can deliver the hearth board immediately but prefers to be on site to assist with the burn finish
Skip is on vacation and available the week of the sixth — hearth pour scheduled for that week
Pour, burn, and finish all occur in one day; hearth to cure for one week before any further work
Elizabeth will be on site that day
Delay does not affect critical path — stair work is the current priority
Staircase – Stone And Steel Detail
Stringer Detail Pricing
Peter provided pricing for the stair stringer detail at approximately $16,150, which was not included in the original steel scope. The handrail has been separately estimated at approximately $16,500–$17,000 and is considered within budget.

Stair nosing bullnose extension: one inch beyond riser agreed upon; one and a quarter inches considered too much
Stone can begin once the one-inch number is delivered to Peter — Kevin to provide that number today
Value Engineering Option
The team discussed eliminating the steel triangle skirt on the interior sides of the upper stair flights and replacing with a wood or MDF build-up painted to match the wall, retaining only the steel cap along the top of the stringer.
Bottom stair flight to retain full steel detail — required for stone termination and structural integrity
Upper flight interior skirt could be replaced with carpentry build-up (wood or MDF, painted out) to reduce fabrication cost
Kevin to discuss value-engineered option with Peter on site after this call and obtain revised pricing
Both options (full steel and value-engineered version) to be presented to Jeff with pricing before a decision is made
Rendering And Sign-Off
A full 3D render of the stair detail is needed before owner sign-off — similar in quality to the fireplace rendering
Peter's rendering resource (Rhino-based) is becoming available and is better positioned to produce this render than Ellis's current model
Ellis to explore whether Peter can share his model so Ellis can take a pass if needed
Handrail mountain detail should be incorporated into the render for full owner review
Cabinet Shop Drawings
Lucy to review cabinet shop drawings — she is working remotely from New Orleans this week
Target for Lucy's review: by end of Kevin's Thursday (Elizabeth's Friday) if possible
Elizabeth available to jump on a call with Kevin to expedite review if needed
